Here is what I'm curious about...
We live in a small duplex in upstate NY. There are 2 on the property which are owned by a former local builder. The 2 units are
currently on the market and I've been stuck doing weekly realtor showings b/c we don't feel comfortable with a lockbox. Not sure
to what level the landlord is aware of this, but there is a severe black mold infestation in the attics of both units which is not being
disclosed. [thumbsdown] When the roofs were re-shingled last year a half-assed attempt was made to remediate the cause. The contractor went around the eaves of the hip roof with a 2" hole saw and made a series of holes to try to promote some airflow to the ridge vent. This proved to be futile as the insulation bats are still blocking all airflow. In addition, the insulation, sheathing and trusses are still infested with black mold. I mentioned it today to a prospective buyer and I thought the real estate agent was going to kill me with his death stare. [laugh]
Should I have said anything? Shouldn't this issue be disclosed and/or fully remediated? As a tenant, mum has been the word because our rent is SIGNIFICANTLY lower than anything else in the area, plus it doesn't seem to be posing an immediate health risk to us due to the spores being in the attic and not in the living space. Any thoughts or input on this are greatly appreciated.
Not sure of state-by-state laws
but if a realtor is aware in Mass. they must disclose
any inspector worth his title will uncover it and the buyer can opt out
more and more people are spending the money doing mold sampling of house air in attics and basements
we backed out of a deal due to a whopping attic black mold mess in a house
since the daughter who was to be the primary resident is asthmatic
Well it turns out the agent who was here is the listing agent. Claimed he knew nothing about it, which is plausible. Now that the cat is out of the bag we'll see if he discloses it to the subsequent prospective buyers.
