Boy, they are quite a bit more picky about giving you a mortgage these days. :-\

Even with really good credit ratings the mortgage lenders are really scrutinizing everything.

Yup.  And no more zero down 125% of the value loans.  You can get a great interest rate but it's way tougher to get.  Considering the state of the economy, I'm glad they decided to tighten things up a bit.  Y'know, things like actually confirming your income before they give you a loan and such.

Our mortgage broker told us that 10 years ago there were 10,000 loan originators working in Oregon, now there are 3,000.

We're going through the same thing. Now that we've gotten to a good point with our mortgage broker, we're struggling with the bank that holds the mortgage to the house we want. You'd think they would want it off their books and into the hands of a paying person but apparently dragging their feet is way more fun for them.

scott_araujo

When we first started looking for a house there was one that was bank owned.  My realtor warned me right away that a bank is not an individual and they don't have the same motivation to move fast.  If we wanted it it could take months.

I don't think 10,000 down to 3,000 is bad.  I'm sure the ones who are gone were not the best, same as construction contractors and real estate brokers.  The good ones may not be making as much money these days but they are still working.

Good luck to both of you.  My place is so far under water we're not going to be able to refi again for a loooooong time.  We got out of our ARM loan and into a fixed rate just as they were ending the 100% mortgages.  I don't even look up the value of my place any more, it just bums me out :(

J & J, any word on your offer?

Some asshole on the seller side decided to drop the short sale thing and go to foreclosure. Our offers mean nothing now and we have to start over. After a month of waiting, we never heard a word on our offer as well. As it stands now, we're going to try and worm our way into an early offer before it hits the market again.

We'll also be looking at other houses, just not a lot of inventory in our area for our price range. We just really want to be settled and have most remodeling done before we start trying for a mini-Jacob. The clock is starting to tick in both our ears.

We should go out again, it was nice to see real people!

MotoCorsa sure was hopping today.. the parking lot was full of bikes. Getting closer to riding weather. We rode in, but it was a bit frigid... much better of a ride after we left... once it had warmed up a bit... still a tad too chilly for good riding.

I spent the whole day with my wife and son and it was great: swim lessons, lunch out, and a trip to the zoo with a ride on the train that he loved.  But I have to admit that after not riding for almost two weeks (rain and I've been sick) it was killing me not to be out while the sun was shining.  Monika is taking the squirt to a baby shower tomorrow.  Guess what my plans are!

I haven't been to MC in a while.  Do they have a Diavel on the floor?  I haven't seen it in person yet and I'm curious.

I know what you mean about the weathe. I'm thinking of taking the Monster out for a little spin today too. Nothing fancy, just around town.

I've been up and down 217 recently for the first time in a while.  I noticed EDR has a building there.  Did they move out of the Pearl?  Is this a second location?

Yeah, the new place is right next to my route. [thumbsup]
