Recommendations? Anyone worked with a company they can recommend? The rates we've been quoted seem excessive.....
If the state had not cut funding for the mental institutions, this project could never have happened.

We use Farmers, and everyone we've shopped it to seems to be around that rate.

We had one claim, in the $20k range, from a fire in 2007. The claim went smoothly, but they kind of sold us short on going after the party that caused the fire (the next-door neighbors) to pay our deductible. The same company insured those neighbors, and gave them a great deal of grief in paying their claim, which was much larger than ours.

I think the location of the house is probably a big factor in the rate, as is the value of the structure.

We have State farm for our cardboard box in a fire zone.  It's not outrageously expensive.  I do legal work for a small (on the west coast) company called Amica Mutual Insurance and they are great to work with if you ever have a claim.  Super good company.   Not sure how their rates compare. You might try getting quotes from several companies and compare.

I pay about $700 a year

They just covered me minus my detuctible for about $5500 for a Warm Water Foundation Leak.

We got ours from State Farm, but I don't have much to tell ya.  We really like our agent.  And she likes us, cuz every coupla months we add a new insurance policy.   [roll]  IIRC, their rates were fairly competitive, and we had our other insurance with them anyways.  If you want the name of our agent, it's yours.  I haven't made a claim with them, but I've *heard* they are very responsive (as opposed to others).

State Farm for us as well.  The previous owner of the house filed a bunch of lame ass claims, so it was a challenge for us to find a policy.  Like Spidey, we load everything up on State Farm, so our agent treats us well.

I had State farm back in Virginia. We had one big claim after Hurricane Isabel and a few smaller claims. Everything was handled great.

I did that on purpose. Its called first National. I think they work closely with Ditech so they suggested them.
The service is so so. I just wanted to give you a idea of a price but I would not recommend them.

I'm with Liberty Mutual and have been pretty happy with their rates and customer service.

I'd be weary of Farmers, I tried to switch to them for the bike coverage since Liberty Mutual is expensive and uncompetitive.  However, I was setting up the policy and they were supposed to send me out the final copies to sign.  I never got them ... then about two months later I got a notice from a collections agency for a premium for them, even though I never signed any policy.  I got it cleared up, but that wasn't what I would expect.

I had to deal with one of their adjusters on the other side, one of my stores was working on a car for them ... and the adjuster kept trying to deny repairs that needed to happen.  That was enough for me.
