Finally found a good old shot of the Nicholaus building.  Wagar's next door with the ugly facade is what is being torn down.

Still looking for one dating back to the canal era.  Erie blvd. is the left-right street.  There used to be a set of iron/wood bridges at that intersection spanning the Erie canal.  That section through Schnectady was filled in around 1925.
