You never recover your time costs.

Same goes for cars and bikes.

Time is used on both sides of the equation so we can assume it cancels out and carry on with the more important variables, such as my fat profit.

If the state had not cut funding for the mental institutions, this project could never have happened.

Bad things happen when you assume and work with numbers ;D

I could waste time building something to sell or I could waste time existing.

Time is lost regardless of the activity, so time spent becomes moot.

This works better if you're a stay-at-home dad who has no income other than change the wife drops in the car.
If the state had not cut funding for the mental institutions, this project could never have happened.

How long have you had the house?

I did the same in 26 months.

And the only renovations were adding about $7k in landscaping.

That's not really a deal though.  An auction is the place to buy a vise.  I've picked up much larger vises for less than that at auctions before.
