HOA's suck!!

What business is it of anyone's how much he rents his property for?

I'm sure there's a reason for it. Probably mandated by the City in order to keep rents under control, so that people that work in the city can afford to live there instead of commuting, and making the traffic situation even worse than it already is.

But adding up fines like that is pretty excessive. There should be a cap on that as well. "Fines not to exceed..."

we simply "un-programm" the cellphone of the owner who hasn't paid in 3 months so he/she must pay in order to get home . . .

people think that everything's a given or for free . . . don't want to pay $45.00 for the remote, then pay up the measly $30/month for the community's maintenance . .. which includes the in/out gates

We don't care how much he rents it for.
He was not allowed to rent it at all. He lied about it, got caught, and now has to pay the consequences. 

The majority of the building voted in the rental cap. It keeps the value up and lowers turnover. This guy voted for it. We found his vote and survey response from the event.

He owns two units in the building, sold one and illegally rented the other. We bought it on sheriff sale.

Oh...that's different. I still don't understand if you have a rental cap why you can't rent.  ???

Per the by-laws, only 20% of the units can be rented at once. Given the economy the past few years this has impacted some owners (me included). We looked at changing the rule and there was not enough votes. People see value in an owner occupied building.

The current waiting list for those that would like to rent is 2 years out.

All these 'rules' are why I will never live anywhere there is anything remotely resembling a HOA.

It's my property and I'll do with it as I please within the law...well...most of the time... :P

Makes me think of the time I burned that old single wide trailer one night. The flames were at least 15' high. I don't think I could have got a permit to do that.
